North Fort Myers Market Assessment

Lee County hired a Consultant to conduct a market assessment for commercial and mixed use development in North Fort Myers.

The target area is well situated with access to the river and to transportation making it ideal for revitalization efforts.  As with many other older communities, a number of the commercial businesses have struggled and now sit vacant. Large parking lots and older housing subdivisions are also predominant community features.

The Lee Plan (Lee County Comprehensive Plan) designates this area as Intensive on the Future Land Use Map and promotes the future growth as a “destination for living, shopping, working and socializing.”   The land has conventional commercial and residential zoning.

In 2008 the North Fort Myers Community Plan was finalized which resulted in the adoption of the Town Center regulating plan in 2010.  The Town Center is within the target area. Property owners within the Town Center have the option to develop in accordance with the North Fort Myers Town Center regulating plan. Projects can be processed administratively, saving the property owner time and money.

The optional Town Center regulating plan was approved as part of the Land Development Code in order to incentivize development. The design includes walkable streets and streetscapes, ground level shops and restaurants, high quality housing, and connections to nearby parks, waterfronts, and natural areas. The Town Center regulating plan was to spur development and be a centerpiece for positive changes throughout the community.

 

Target Area

The target area is located in North Fort Myers and extends from the Caloosahatchee River to Pondella Road. It includes the lands between and immediately adjacent to US 41 and Business 41. Please refer to map to the right for more information.
